Online Rentals for a New Boat and RV Storage Facility

Live Availability, Online Move-Ins and Every Rental Measured
Background
Foxgate Boat & RV Storage is a newly built, fully enclosed storage facility on Old Hockley Road in Magnolia, Texas, part of Foxgate Capital, a Fields Company. Units run from 14 by 25 feet to 14 by 60, plus an 18 by 40 and an 18 by 80 pull-through, all 16 feet tall, with electrical access in every unit and gated access around the clock. It serves Magnolia, Lake Conroe, The Woodlands and Tomball.
The facility runs on WebSelfStorage. Foxgate needed a website where customers could see what is available and rent it without a phone call, and a way to tell which marketing actually produced rentals.
Approach
We connected the Webflow site to WebSelfStorage. Unit cards show live availability, and a customer can reserve a unit with a card on file or move in online and pay the first month. A Cloudflare Worker sits between the website and the storage software, so its credentials never reach the browser, every request is checked, and bots are turned away. Every piece runs on accounts The Fields Companies owns.
Then we measured all of it. Online reservations and move-ins report to Google Analytics and Google Ads as they happen. Many rentals still finish with a phone call, so a daily job matches reservations against the facility's rent roll and sends those rentals to Google Ads as well. The ads are judged on rentals, not clicks.
Execution
Project highlights include:
- Live unit availability on the website, with online reservations and online move-ins
- A Cloudflare Worker that guards the storage software with allowlists, validation, rate limiting, Cloudflare Turnstile and an audit log that never stores card data
- Confirmation emails for customers, and a staff alert whenever a booking is blocked or fails
- Unit types synced into the Webflow CMS every week
- Google Analytics and Google Tag Manager, with reservations and move-ins imported into Google Ads as conversions
- An automatic daily upload of rentals closed by phone, matched against the rent roll
- Local search groundwork: SelfStorage, FAQ and video structured data, an llms.txt file, and an optimized Google Business Profile
- A homepage video cut from a 513 MB 4K file to about 3 MB, served from Foxgate's own Cloudflare storage
- A privacy policy, with ad tags kept off the payment pages and Global Privacy Control honored
Outcome
Customers can find a unit and rent it online at any hour, staff hear about a failed booking without opening a dashboard, and every rental, online or by phone, reports back to the ads that brought it in. The site is the foundation for the facility's advertising, and the partnership keeps tuning both.
