A Custom Website for an Austin Hotel Developer and Asset Manager

We partnered with SULLTRAIN to design and build a custom website for The Marchbanks Company, the Austin firm behind 30 years of boutique hotels and landmark Texas destinations, and made it easy for search engines and AI assistants to understand.

Thirty Years of Texas Landmarks, Built in Partnership with SULLTRAIN

Background

The Marchbanks Company is an Austin real estate development and asset management firm with 30 years in experiential real estate. Its portfolio includes Commodore Perry Estate, Hotel Saint Cecilia and Hotel San José in Austin, Hotel Saint Augustine in Houston's Museum District, and Jo's Coffee.

What sets the firm apart is that it stays with what it builds. Marchbanks develops boutique hotels and destinations, then carries them forward through hands-on asset management, investment and consulting. Its own line says it best: rooted in culture, anchored by capital. The website had to tell both halves of that story to the developers, investors and partners deciding whether to work with the firm.

Approach

We built the site in partnership with SULLTRAIN, the Houston communications firm that works with The Marchbanks Company. SULLTRAIN led the relationship and Essential Downtime led design and development, working as one team from the first planning meetings through launch.

Before any design work, we studied how seven established real estate and development firms present themselves online: what reads as credible to an investor, and where those sites lose people. That review set the direction. The look is restrained and editorial, in the firm's own palette of deep greens, burnt orange and warm neutrals, with photography of the properties doing most of the talking.

The structure follows how the firm works. A What We Do overview leads to a page for each of its five practice areas (Development, Hospitality, Asset Management, Investments and Consulting), so a visitor can go straight to the part of the business that matters to them. Initiatives gathers the portfolio in one place, and Leadership introduces the people behind it.

Execution

Project highlights include:

  • A custom Webflow design in the firm's own colors, with scroll and hover animations built on Webflow's GSAP-powered interactions
  • Ten pages: home, a What We Do overview and five practice pages, Initiatives, Leadership and Contact
  • A CMS-driven portfolio, where one set of project entries feeds both the Initiatives page and the Hospitality page, so the team can add a project without touching the design
  • A contact form that opens from the "Let's talk" buttons across the site
  • Structured data that describes the firm, its Austin office, its five services and its leadership team to search engines
  • An llms.txt file that gives AI assistants a plain-language summary of the firm, its offerings and its portfolio
  • Page titles and meta descriptions on every page, and a sitemap that lists every live page
  • A layout checked from wide desktop screens down to phones

Outcome

The Marchbanks Company has a website that matches the caliber of its properties: calm, confident and specific about what the firm does. Developers and investors can see the full range of the business in a few clicks, the team can keep its portfolio current without a developer, and search engines and AI assistants get a clear, structured account of who the firm is and what it has built.

It is also a model for how Essential Downtime and SULLTRAIN work together: one team, pairing SULLTRAIN's communications expertise with our design and development.
